Our mortgage approval process

Step one

The first step in the mortgage advice process is for us to have a brief initial chat.  At this stage a brief outline of what you are trying to achieve will be discussed. This will include factors such as deposit and income amounts . If after this discussion we feel that we can help achieve your mortgage goals we can move forward to step two.

Step two

We now need to gather full information about yourself and your current circumstances. This information will include addresses, employment details and income . It will also include your outgoings, any current credit commitments and your budget for the mortgage. At this appointment we will discuss the different types of mortgages and explain the differences with interest rate types. We will also help you protect your home by explaining the different types of protection available. These include life insurance and critical illness cover.

After gathering information we will be able to come up with a solution that is right for you. Therefore a second appointment will be arranged to discuss our recommendation in detail. This stage of the mortgage advice process can be conducted via telephone, email or face to face.

Step three

After careful consideration from the details you have provided we will search our  panel of over 50 of the UK’s well known lenders. After ensuring that you fit within the lenders criteria we will be able to present you with your mortgage recommendation. We will provide you with a mortgage illustration which will cover the amount being borrowed, interest rate and monthly payments. We will discuss this in detail because we want to ensure you understand everything within the mortgage illustration. If you are happy to proceed with the recommendation we will require documents before submitting your mortgage application. These will include payslips, bank statements and proof of ID.

Step four

The final step is for us to submit your full mortgage application to the chosen lender. At this stage, we will require details of your solicitors and address of the property you are buying. Once the mortgage application is submitted we will deal with the lender on your behalf until the mortgage has completed.
